Record Housing Demand Across Australia: Could it Happen Here?

At Origin Projects, we currently have house and land packages or turnkey homes available in four of our land estates in the Perth area and one in Geraldton. We are able to offer new homes for better prices than established homes in many markets. At any given moment, we usually have plenty of new house and land packages or finished homes in the Perth area.

But can increased demand make it harder for us to develop land estates fast enough for us to always have house and land packages available at the kind of prices we can offer today?

Recently, the REA Group commissioned their first ever Group Property Demand Index for Australia. From September 2015 to September 2016, housing demand across Australia rose 17%. In September alone, demand for houses increased 3.1% and demand for apartments went up 1.9%.

WA has softened 5.4%, but everyone else is rising. Tasmania rose 39.3% for the highest rise. ACT rose 32.2%. NSW rose 23.7% and Victoria rose 22.3%. Queensland rose 16.7% while South Australia rose 8.5% and Northern Territories rose 7%.

The conclusions from this data indicate that a lack of supply in Melbourne and Sydney is driving increased demand. This raises an interesting question: can it happen here in WA?

Just as WA was an outlier during the Global Financial Crisis (GFC) thanks to the mining boom, we are once again an outlier during a time of increased demand due to the contraction of the mining industry.

But we won’t be an outlier forever and house and land packages in Perth suburbs won’t always be this plentiful or this affordable. If you want to buy your first home or want a beautiful new home to live in, there may never be another time like now.
